Nope! We manage communities from 2-500 whether you are a home owners association (HOA), condominium association, or a Resident Owned Community (ROC).

Yes we do! Every eviction case is different, so timelines can vary. That being said, we’ll always keep you informed throughout the process, and in most cases, we can usually negotiate a solution prior to ever stepping foot into the courtroom.

We will automatically disperse owner funds via ACH direct transfer on the 10th and 15th of every month.

When we manage a property we need to handle all aspects of management to ensure timely and professional service. However, you will be able to set a cost limit during your onboarding. Any repair exceeding this limit will require your approval before the completion of work.

As we onboard you to the team you will receive a custom owner portal login. This portal will provide a live look at all the key metrics for your properties.

Yes, we are insured with full liability and workers’ comp coverage. While we provide coverage for our operations, you will always need to maintain loss and liability coverage for your property.

Every potential tenant undergoes a comprehensive 5-point screening process, including Credit, Rental Payment History, Nationwide Eviction, Rental History Verification, and Criminal checks.

It’s easy to see our management fee as another line item of costs, but in most cases our services can pay for themselves. Where we bring value is typically around the areas of optimizing rents, auditing expenses, efficiently filling vacancies, and enhancing tenant retention rates (the real ROI killer!). In other words, we make your property perform better.

Absolutley. Over the years we have built strong relationships with several local housing agencies. We are experianced in navigating the entire process from inspections to yearly rent increases and recertifications.

Tenants

All residents have an online portal. They are required to pay all monthly fee's via that portal. A resident can link thier checking account free of charge or choose to pay via debit or credit card. Automated reminders are sent periodically to insure timely payments.

We use Appfolio, the leading property management software, to track all accounting. At the end of every month our books are triple checked and reconciled by our 3rd party accounting firm.

Accounting

If an issue arrises at a property the resident will upload a maintenance request in their portal. Once our team has repaired the issure, any notes, applicable labor hours, and receipts are uploaded to that maintenace request before it can be marked complete. This allows for effecient traking of labor and a full history of all maintenance completed at your property.

It depends on the issue. While our team is experianced and trained all aspects of maintenance some times it is best to call in a trade specefic proffesional. At that point we leverage our relationships to get the job done once and done right at the most effeciant price possible.

Each board member and home owner will receive an invitation to an owner’s portal powered by AppFolio. This can be customized to provide a custom experience depending on your community’s needs.

Yes, we would send a link directly to any potential renter or new home owner. They would pay any necessary fees directly through that link before we start the screening process guided by the community rules.

It is important that there is a level of comfortability and trust with your property manager. Your community will have a dedicated manager and he or she will have full access to your property’s information. No more waiting for your manager to chase down information internally.

Similar to a maintenance request, all violations get entered into the property’s portal and are tracked and updated on a weekly basis. Reminders can be automated and fines can be levied directly through the portal and are governed by your community rules.

The easiest way is for a board member to enter a maintenance request through the portal. Once entered, you will receive status updates, quotes if necessary, pictures and notes once completed. This simplifies the tracking of tasks and eliminates the possibility of an issue going unresolved. In addition, all home owners will be provided with a 24/7 emergency only line that is staffed by our in-house team.

Our payables process goes as follows; an invoice is either attached to a completed work order or it is emailed in to us using our dedicated payables address. All invoices received throughout the week are reviewed in house by Friday afternoon. Once approved, a bill is created by our accounting team and sent as a payables batch to a dedicated board member for review by the following Friday. Once approved by the board the bill is paid by our accounting team.

Yes! All invoices from vendors are passed on directly to your community and uploaded to the portal. You will see exactly what the vendor was paid and if its subject to a management markup, you will see that as a separate bill.

Because of our diversified experience in construction and management we have a skill set that most association managers do not. We are involved in both maintenance and construction on a daily basis for our own development projects and properties.
