Reno purchased this 5 acre parcel back in early 2023. After being on the market for many years Reno was able to negotiate a non contingent offer that allowed the seller to move on quickly from the property and gave us some flexibility when deciding on the best use for the property. After meeting with the town administration it was decided that a 40B multi family project would benifet the town. In early 2024 the Reno team presented to the select board 40 multi family units with a 25% of those units being designated affordable. At that meeting the board voted to approve the LIP application, more commonly know as a "Friendly 40B", and the project is now at the state level as of August 2024. The building will provide a suburban alternative to renters looking to get out of city living. Set in the single family dominant East Dracut, the building was designed with numerous roof lines and siding color changes to mimic a row of town homes rather than a large multi family property. The Varnum School was originally built in 1857. After operating as a school for over 250 years it was converted into 21 apartments in in 2015. Reno purchased the property in 2018 and gained city approvals to construct 9 additional units. 6 of the units were constructed in the former auditorium of the school located on the top floor which posed some construction difficulties with the ceiling heights reaching 25ft tall and two fully occupied floors below. The 2nd phase of construction was to construct 3 units in what was the old boys and girls locker rooms. The improvements were completed in early 2020 and remains under Reno ownership and management providing residents with unmatched character and history.

At the time that Willard St was purchased Reno was not looking for buildings of this small a scale. It was deal made directly with the seller and the properties large yard, parking, location in Dracut, and perceived potential that made it a deal that had to be done. Reno has been completing renovations over time and the property is still held as part of the Reno Portfolio.
